Following the completion of the building inspection, the remaining balance must be settled. Upon receipt of the final payment, we will email you the completed milestone inspection. Regardless of whether the inspection outcome is successful or requires remediation, the submission of the report is mandatory. Subsequently, you can forward your failed report to the Palm Beach Building Department in order to receive an extension of 180 days. This extension allows time to obtain the necessary permits and address the identified issues outlined in the report.

PASSED INSPECTION

Once we give your building a clean report you can now submit the report to the Palm Beach building departmentThis signifies that your building has undergone the milestone inspection process. Following the completion of your milestone inspection, you will not have to complete another milestone inspection for 10 years. Timely submission of your report is imperative. Failure to deliver the report to the building department before the due date may necessitate a redo of the inspection. In such a case, you will be required to complete and pay for the inspection process once again.

FAILED INSPECTION

In the event that your Palm Beach milestone inspection unveiled structural or electrical issues within your building, rest assured that we will still provide our assistance. Submit your unsuccessful inspection report to the Palm Beach Building Department, and you will be granted an extension of 180 days to secure the necessary permits for completing the required repairs. Once the repairs are finalized, our team will review the permits and repairs and provide you with a clean report which you can submit to the Palm Beach building department. The repairs that are needed to your property are not included in our Milestone Inspection cost.

PALM BEACH MILESTONE INSPECTION EXPLAINED

The Palm Beach Building recertification program is a crucial program that helps to ensure your building is structurally sound and is safe for use. The new Florida Building Safety Inspection Program also known as a Milestone inspection is a requirement for all buildings in Florida that are over 2 stories tall. Palm Beach county may also require that your buildings electrical system be inspected. The Palm Beach 40-year recertifications have been revised to 30-year or 25-year recertifications, contingent on your building’s proximity to the coast. The 10-year recertification remains unchanged and is mandatory irrespective of the milestone inspection you’ve completed. You can read more regarding Chapter 553 of the new Florida Statutes as well as Florida Statute 718.501(3)(a) / Senate Bill SB 4-D

Unincorporated Palm Beach does not require any additional inspections besides the ones outlined in SB-4D but other jurisdictions may require an Electrical inspection when completing a milestone inspection.

Palm Beach 30 year recertifications

 If your building is located in Palm Beach, is 3 stories or higher, and is located more than 3 Miles from the Palm Beach coast then you are required to complete recertification once your building has reached 30 years of age. According to the new Florida SB 4-D law it must be completed by December 31, 2024 if the building is more than 30 years old or on December 31th of the 30th year if it is not. This replaces the previous Palm Beach 40 year inspection which was previously required.

Palm Beach 25 year recertifications

If your building is located in Palm Beach and is 3 stories or higher, and is less than 3 Miles from the coast then you are also required to complete recertification once your building reaches 25 years of age. According to the new Florida SB 4-D law it must be completed by December 31, 2024 if the building is more than 25 years old or on December 31th of the 25th year if it is notThis replaces the previous Palm Beach 40 year inspection which was previously required.

Palm Beach 10 year recertifications

The Palm Beach 10 year milestone inspection has not changed and is required regardless if you completed a 40 year inspection, 30 year inspection, or a 25 year inspection. If you have completed any of the above Palm Beach milestone inspections you will have to repeat the process every 10 years after.

Which BUILDINGS in Palm Beach REQUIRE A MILESTONE INSPECTION?

Every Building in Palm Beach that is 3 stories tall or higher is required to complete a milestone inspection. Depending on where your building is located, it will determine when you first milestone inspection is due. If your building is more than 3 miles from the coast then you are required to complete your first inspection after 30 years. If your building is less than 3 miles from the Palm Beach coast then your first milestone inspection is required after 25 years. These new requirements were put in place to replace the previous 40 year recertification program in conjunction with the new Florida Building safety inspection program

WILL YOU submit my INSPECTION TO THE PALM BEACH BUILDING DEPARTMENT?

No, we do not submit your passed or failed report to the Palm Beach Building department. You are responsible for making sure your corresponding county receives your milestone inspection by the required date.  Whether you passed or failed your milestone inspection you are required to submit the report. If you pass your inspection but do not submit it to the city in time you may be asked to redo the inspection process. In that case you will be charged for another inspection. We are always here to help you and walk you through the process but it is your responsibility to get the forms submited in time.
