YOUR ALMOST DONE!

After our engineers inspect your building and we receive the remaining payment due we will send you the report. You can now send the report to the Hillsborough Building department for approval. Regardless whether you passed or failed the milestone inspection you must send in the report. If you failed the inspection don’t worry the building department will give you 180 days to address the structural issues in your building. 

PASSED INSPECTION

Congratulations! If one of our Hillsborough engineers inspected your building and there are no structural issues we will give it a passing score. You can now submit the passed inspection to the Hillsborough building department and you can now rest easy knowing your building is safe. Now that your milestone inspection is complete you won’t need to reinspect your building again for another 10 years. It is crucial to send in your report before the due date. We are not responsible if you miss the due date and are required to reinspect the building again.

FAILED INSPECTION

If your Hillsborough building failed the inspection, do not worry. You can submit your failed inspection to the Hillsborough building department. Most counties in Hillsborough will provide you with an extension of 180 days so you can fix any structural issues found. WHAT IS A Hillsborough MILESTONE INSPECTION?

The Florida Building Safety Inspection Program also known as a Milestone inspection is part of Florida’s new Building Safety Inspection program that which looks for any structural or electrical components in your building that need to be addressed.  What was formerly known as the Hillsborough 40 year recertification is now the 30 Year recertification or 25 year recertification. The 10 year recertification are still part of the Milestone Inspection programSome counties in Hillsborough may require additional inspections such as an electrical safety inspection.

Hillsborough 30 YEAR RECERTIFICATIONS

The 40 year Hillsborough building recertification has now been changed. If you building is located more than 3 Miles from the Hillsborough coast then you are required to complete recertification after your building reaches 30 years. According to the new Florida SB-4D law it must be completed by December 31, 2024 if the building is more than 30 years old or on December 31th of the 30th year if it is not.

Hillsborough 25 YEAR RECERTIFICATIONS

The 40 year Hillsborough building recertification has now been changed. If you building is less than 3 Miles from the coast then you are required to complete recertification once your building reaches 25 years. According to the new Florida SB-4D law it must be completed by December 31, 2024 if the building is more than 25 years old or on December 31th of the 25th year if it is not.

The 10 year milestone inspection remains the same. Regardless if you completed a 40 year inspection, 30 year inspection, or a 25 year inspection, you are required to re-certify your building every 10 years after your last inspection.

WHAT IS INSPECTED IN A Hillsborough BUILDING SAFETY INSPECTION?

However after the tragedy that occurred in Surfside Florida at the Champlain towers new laws were put in place that require buildings to pass an inspection much sooner than before. 

 The new Florida Building Safety Inspection program also known as the milestone inspection was updated from every 40 years to 30 or 25 years depending on your buildings distance from the coast. So why are any of these inspections required. 

Well, over time, as with anything buildings can require maintenance after a certain number of years. The complex structural components that buildings are comprised of can deteriorate and start to fail. These inspection programs primarily focus on the structural components of a building and help identify problems in your structure before they are serious. 

These inspection programs are not only beneficial to the safety of it’s inhabitants but can also save building owners and associations from costly repairs due to lack of maintenance. If you catch a problem early you can save thousands in future repair cost.

Buildings near the coast may experience premature wear on structural elements due to the salt ions in the air that are evaporated from the ocean. The Salt molecules can enter through minor cracks in concrete and penetrate the structural rebar inside. When this occurs the rebar gets rusted and expands causing pieces of concrete to break off exposing even more of the rebar and causing accelerated damage. This is why it is important to identify failing areas and address the issues before they become problematic and create unsafe living conditions.
