A clear, organized process that guides your building from proposal through final approval and long-term peace of mind.
-
STEP 01
Request a Proposal
Just complete our 24-hour Proposal Request Form, and one of our team members will follow up with next steps the same business day. We will consider your property’s requirements and offer a personalized plan that details the services requested to recertify your property.
-
STEP 02
Review & Sign
Take your time to look over your customized proposal and ask any questions, and then sign to start the recertification process. After receipt of your signed proposal, the team can start working on coordinating the inspection and preparing for the next step.
-
STEP 03
Schedule the Inspection
Within 1 week of signing, our team will contact you to schedule your 40-Year Building Safety Inspection (Milestone Inspection) at a convenient time for your property. We schedule the inspection around your property to ensure it runs smoothly and is as convenient as possible to you.
-
STEP 04
Inspection & Report
Our licensed engineers perform the structural and electrical recertification inspection and prepare a detailed report. If no repairs are needed, we move straight to Step 7 — if repairs are required, you’ll receive a clear repair list and engineering plans if needed.
-
STEP 05
Permits & Repairs
Your contractor will obtain the necessary permits and make the necessary repairs; our people are on hand to answer questions as they arise. We are here during the repair process, and we can assist in making engineering requirements clear and help to move the project forward.
-
STEP 06
Re-Inspection
After repairs, our inspector will re-inspect to ensure that the repairs comply with City and recertification requirements at no extra cost. This final inspection aims to ensure that the deficiencies that were identified have been addressed appropriately prior to the issue of the recertification report.
-
STEP 07
Clean Bill of Health
If everything is in order, we will send your official Clean Bill of Health Recertification Report and submit it to your local Building Department. Once the necessary inspections, repairs, and documentation are completed, your property can proceed with its recertification approval.
-
STEP 08
10 Years of Peace of Mind
Ease your mind knowing your property is in full compliance and won’t require another safety or recertification inspection for 10 years. You’ll be through the process with professional guidance and a record of the work done and approved.
Building Recertifications FAQs
What triggers the building recertification (formerly known as a 40 Year Recertification) in South Florida?
Miami-Dade and Broward County require most buildings 40 years or older (and every 10 years after) to undergo a structural and electrical recertification inspection to confirm the building remains safe for continued use. Coastal buildings may trigger recertification earlier, as soon as 25 or 30 years old under Florida’s Building Safety Inspection Program and statewide Milestone Inspection law. Understanding your building’s specific deadline early can help you avoid delays and stay ahead of required inspections.
What is the difference between a milestone inspection and a Building Safety (40-year) recertification?
A Milestone Inspection is a statewide requirement (Florida Statute 553.899) for condominium and cooperative buildings three stories or taller. A 40-Year Recertification is a county-level program in Miami-Dade and Broward that applies more broadly to commercial and residential structures. Many buildings, especially condos, are required to complete both. Our engineers coordinate both processes together so you’re not paying for or scheduling duplicate work. This coordinated approach can make the inspection process simpler and more efficient for building owners and associations.
How much does a building recertification cost in Florida?
Cost depends on your building’s size, age, location, and condition, as well as whether repairs are needed after inspection. We provide a detailed, no-surprise proposal within 24 hours so your board or ownership group can budget accurately before signing. This gives you a clearer picture of the expected costs before the project begins.
What happens if my building fails the inspection?
If repairs are needed, we provide a clear repair list for your contractor and, if required, the engineering plans to pull permits. Once repairs are complete, we re-inspect at no additional cost before issuing your Clean Bill of Health. Our team helps keep the repair and re-inspection process organized so you know what needs to be addressed before final approval.
How long does the recertification process take?
Timelines vary by building size and condition, but most recertifications move from proposal to Clean Bill of Health within a few months when no major repairs are required. Buildings that require significant repairs or additional permitting may take longer to complete. Starting early can help prevent last-minute scheduling issues.
Who is qualified to perform a building recertification in Florida?
Only a Florida-licensed Professional Engineer or Registered Architect can perform and seal a building recertification report. G. Batista’s licensed engineers have completed recertifications for buildings throughout Miami-Dade, Broward, and Palm Beach County. Their local experience helps ensure inspections and reports are prepared with the applicable requirements in mind.
