The information we require are the following: Your Title (Building Owner, Building Manager, Building Association Representative), Complete Name, Email, Two Contact Phone Numbers, the Address of the Building, Number of Stories, as well as the Number of Units. SIGN PROPOSAL & PAY DEPOSIT
Once we have all of your information we will send you an email with the proposal. When you have received it you can digitally sign the proposal and you will be prompted to pay the deposit. After the proposal has been signed and payment is made you can now move to the next step in the Broward Milestone inspection process.

Once the deposit is payed and you have signed the proposal one of our engineers will reach out to you. ONE LAST STEP!
Last but not least you will need to pay the remaining balance and we will send you the final report which you can submit to the Broward Building department or the building department that corresponds to your neighborhood. Regardless if you passed or failed the Broward milestone inspection you must submit the report before the due date. If your building did not pass the inspection, the Broward Building department will provide you with a 180 day extension to allow you to pull the proper permits required for the repairs.
PASSED INSPECTION
Thats it your done with your Broward Milestone Inspection! After you receive a clean report from one of our engineers you can now submit the clean inspection report to the corresponding municipalities building department in Broward County, Fl. Your next building milestone inspection won’t be needed for another 10 years. One important thing to note is that we do not submit your report for you. We are not responsible if your building department does not receive the milestone inspection report on time.
FAILED INSPECTION
A failed report is not the end! We won’t leave you hanging. If your building failed the Broward Milestone inspection you can submit your failed report to your Broward building department and they will give you an extension of 180 days. This will give you enough time to pull the required permits and get the structural repairs repaired. Once the repairs are completed we will review the repairs and provide you with a clean report which you can submit to the Broward building department.

BROWARD MILESTONE INSPECTIONS EXPLAINED
The Broward Building safety inspection program is an inspection program that checks for any structural issues or electrical issues in every structure or building in Broward that is 3 stories or more. It was formerly known as the Broward County 40 year inspection but is not broken down into two categories. In accordance with the new senate bill SB 4-D the milestone inspection are now required after 25 years. Regardless of the inspection you complete you are required to complete a milestone inspection every 10 years after. Broward county has additional inspection requirements besides the ones required by Florida’s new Building Safety Inspection program. Below we have listed the requirements.

Structural integrity of a building are the main component checked during the milestone inspection We examine cracks and spalling to check for any issues in your structure.
Broward County requires you to inspect your Electrical systems for all of the milestone inspections.
Broward County requires an additional parking lot illumination inspection as well as a guard rail inspection.
BROWARD 25 year recertifications
If your Building is located in Broward and is less than 3 Miles from the coast then you are required to complete the Milestone inspection once your building is 25 years old. According to the new Florida SB 4-D law, it must be completed by December 31, 2024, if the building is more than 25 years old, or on December 31 of the 25th year if it is not. The 40-year Broward building recertification has been changed in accordance with Florida’s new Building safety inspection requirements.
BROWARD 10 year recertifications
The 10 year milestone inspection remains the same. Regardless if you completed a 40 year inspection, 30 year inspection, or a 25 year inspection, you are required to complete a milestone inspection every 10 years after your last inspection.

WHAT'S INSPECTED WITH A BROWARD BUILDING RECERTIFICATION?
The Broward Milestone inspection process mainly focuses on the structrual elements of your building ensuring it is safe for use. In Broward there are additional requirements to inspect both your electrical system as well as parking lot illumination and guard rail inspection if you have a parking lot associated with your building. When performing a building recertification in Broward we will inspect the entire building and look for spalling or cracks in your columns, walls, balconies to look for issues. Hidden beneath spalls and cracks we usually find rusted rebar which is the structural component in concrete structures. When the rebar becomes rusted it expands cracking the surrounding concrete.
One thing we do not check in the milestone inspection is wether your building is up to code. The point of the Broward Milestone inspection is not to check for any code violations but only to inspect the building to make sure it is structurally sound and safe for continued use.

Every Building in Broward that is 3 stories or higher is required by law to complete a Milestone Inspections. The new Senate Bill SB 4-D Building safety law states if your building is less than 3 miles from the coast then you are required to complete the inspection after 25 years and then every 10 years after.

HOW MUCH TIME DO I HAVE TO SUMBIT MY MILESTONE INSPECTION TO BROWARD?

WHY DO I NEED TO DO A BUILDING SAFETY INSPECTION IN BROWARD?
The milestone inspection program or Building Safety Inspection program was put into place for the safety of anyone living in a building in Florida. It also ensures the safety of those surrounding the property. After the unfortunate event that occurred in Surfside Florida at the Champlain Tower, stricter requirements were put in place so that this does not happen again.
After a building reaches a certain age the structural elements can deteriorate over time and start to fail, especially if you live next to the coast. The salt molecules in the air start to penetrate small cracks in concrete and start to oxidize the structural rebar hidden beneath. This can cause the surrounding area to expand and crack compromising the building’s structural components. These concrete columns and load-bearing walls are under an enormous amount of pressure and if they are not structurally sound it can lead to catastrophic loss.
These inspection programs also help save building owners and associations from costly repairs when a small crack compromises an entire column. Identifying problematic areas early prevents having to perform larger more complex repairs in the future.
