1. Who is required to complete a SIRS, and what properties are exempt?

A Structural Integrity Reserve Study is required for Florida condominium or cooperative buildings that are three stories or higher in height. Exempt properties include single-family homes, duplexes, or buildings fewer than three habitable stories—as defined by the Florida Department of Business and Professional Regulation.

2. When must my association complete a SIRS, and how often?

For condominium associations in existence before July 1, 2022, the first SIRS must be completed by December 31, 2025, with subsequent studies required every 10 years.

3. What must be included in a SIRS report?

A proper SIRS report must visually inspect and list each structural component—such as roofing, electrical systems, waterproofing, load-bearing walls, and any item over $10,000—with its estimated remaining useful life, replacement cost, and a recommended annual reserve funding schedule.
